The Greater Toronto Area’s multifamily investment market demonstrated renewed momentum during the third quarter of 2026, with transaction activity increasing substantially as investors returned to larger residential rental acquisitions.
According to Colliers’ Q3 2026 GTA Multifamily Market Report, the market recorded approximately $938.6 million in transaction volume across 23 transactions, representing a 194.9% increase compared with the same quarter in 2025.
A total of 3,169 apartment suites changed ownership during the quarter, an increase of 325.9% year-over-year. The growth in transaction volume was supported by the return of larger portfolio acquisitions and institutional-scale investment activity.
Despite changing market conditions, apartment valuations demonstrated resilience. Colliers reported that the average price per suite remained approximately $302,000 on a year-to-date basis, while average capitalization rates stood at 4.61%.
These figures highlight the continuing importance of multifamily real estate within the broader Canadian investment landscape. Residential rental properties offer exposure to an essential segment of the housing market, supported by long-term demand for professionally managed accommodation.
The renewed activity also reflects the importance of established apartment buildings within the GTA. Properties with stable operations, established residential communities, and access to employment and transportation infrastructure remain relevant to investors seeking long-term ownership opportunities.
As the GTA continues to evolve, multifamily housing remains an important component of the region’s real estate investment market.
For Golden Equity Properties, these developments reinforce the value of a long-term approach to residential real estate ownership, disciplined property management, and continued attention to opportunities within established Canadian housing markets.
