At Golden Equity Properties (“Golden Equity”, “we” or “us”), we respect your right to privacy.  

The purpose of this privacy statement (the “Privacy Statement”) is to inform you of the ways in which we  may collect, use and disclose your personal information.  

Personal Information.  

For the purposes of this Privacy Statement, “personal information” means information that, on its own or  reasonably in combination with other information, can be used to identify an individual.  

Collection of Personal Information.  

Golden Equity collects personal information to effectively manage our residential properties. This  information is collected from prospective and existing tenants. Where we acquire management of a  residential property with existing tenancies, we may receive personal information about existing tenants  from the prior management company.  

Primarily, we will collect your personal information directly from you through your residential application  form and, as applicable, any update to your personal information that you may subsequently provide. For  prospective tenants, we may additionally collect personal information from any personal references that  you provide and/or from third-party credit agencies.  

The personal information that we collect includes:  

 contact information, such as your name, mailing address, e-mail address and phone number;   demographic and household information;  

 emergency contact information;  

 vehicle information;  

 employment information;  

 information about prior tenancies; and  

 financial information.  

Use of Personal Information.  

We use your information to manage our residential units, to process payments of rents and other fees, to  communicate with individuals and to gain a better understanding of the needs and preferences of our  tenants.  

We may from time to time contact you, using the contact information you have provided, for any of the  purposes described above.  

Disclosure, Retention and Destruction of Personal Information. 

We will not knowingly disclose personal information to any third parties except in the following  circumstances:  

 with your consent, under limited circumstances specifically described when the personal  information is collected (for example: contacting a reference in respect of a residential tenancy  application);  

 if, acting in good faith, we believe that the law permits or requires such disclosure;  

 to our agents and representatives for the purpose of collecting rents, fees and other amounts payable  to us, or to otherwise enforce our rights under agreements;  

 in the event that management of a specific residential property is transferred to another management  company, to such successor management company; or  

 in the event of a sale of all or substantially all of Golden Equity’s assets, to the purchaser as one of  the transferred business assets.  

We agree to retain your personal information only for as long as it is required for the purposes stated in this  Privacy Statement (or such other specific purposes as you may have consented), to fulfill our obligations  under applicable law, or to preserve our rights in a dispute. Personal information that is no longer required  to fulfill these purposes will be anonymized or destroyed.  

 

Protection of Personal Information.  

We have taken measures to protect the security and confidentiality of personal information commensurate  with the sensitivity of such information. These measures include training our employees and other  representatives in the proper care of personal information, and restricting which employees have access to  personal information. Personal information is stored in confidential databases and secured locations in  Canada and protected by physical and technological safeguards. We conduct periodic reviews of these  security measures to ensure that the appropriate level of care is sustained.  

Notwithstanding our efforts to protect your personal information, please be advised that personal  information submitted over the Internet may be intercepted by third parties. We do not assume any liability  for the interception, alteration or misuse of any personal information transmitted over the Internet.  

Access to Personal Information.  

You have the right to access, verify and – if necessary – amend or correct any personal information within  our custody. We will take reasonable steps to accommodate any request for a copy of your personal  information.  

 

Accuracy of Personal Information.


It is important that your personal information be as accurate as possible in order to carry out the purposes  for which it was collected. Should you become aware of an inaccuracy in the personal information provided  to us, or should your personal information change, we encourage you to notify us with the amended  information and we will update our records accordingly.
